Beit Shemesh: the reported 58 MW IT tenant agreement, 240 MW host campus and differing phase schedules.
In this article
Beit Shemesh is a major planned expansion of Nebius's Israeli footprint within a campus developed by Mega DC. The key distinction is between the reported 58 MW IT tenant commitment and the much larger host-campus development. They are not interchangeable capacity figures.
The original article treated several future phases, technical specifications and sovereign-compute assignments as settled operating facts. The evidence supports a substantial contracted development, with delivery timing and tenant acceptance still needing to be tracked by phase.
The Nebius Data Center Tracker and complete infrastructure overview connect Beit Shemesh with Modi'in, Masmiyya and the wider network.
The tenant agreement and the developer's report
Mega Or's Q2 2026 report lists the first Beit Shemesh phase at 58 MW IT and fully contracted. Its financial notes describe an 80 MW IT agreement across Beit Shemesh and Masmiyya with an unnamed Nasdaq-listed international cloud and AI company. The stated Beit Shemesh delivery window runs from the third quarter of 2026 through the first quarter of 2027. Mega Or Q2 report, project table and note 4.
The customer identification has a separate source. Globes reported in January that Nebius confirmed the details of a 58 MW Beit Shemesh and 22 MW Masmiyya agreement. That is reported confirmation, while the issuer's filing itself leaves the customer unnamed. Globes's account of the agreement.
The host now describes a 240 MW campus
Mega DC's current site directory lists Beit Shemesh at 240 MW, with 120 MW under construction and 60 MW expected ready for service in 2027. This replaces the older article's 222 MW host envelope. It does not turn the whole host campus into a Nebius commitment. Mega DC site directory.
The directory and the financial report describe different units and phase boundaries. The former presents host power and construction stages; the latter includes tenant IT commitments and contractual timing. Neither source alone establishes how much Nebius equipment is currently commissioned and accepted.
The schedule needs achieved milestones
A contract calling for staged delivery is commercially meaningful. It gives the parties obligations and a programme against which progress can be judged. It is still different from an announcement that a particular phase has been handed over and is serving customers.
The useful next evidence would identify the delivered MW IT, the corresponding building and the date of tenant acceptance. A 2027 ready-for-service label on the host directory should not be silently reconciled with an earlier contractual starting window by assuming that every date refers to the same phase.
Avoid unsupported engineering and customer assignments
The earlier study described direct-wire generation, specific accelerator configurations and national-supercomputer workloads as if they were established for Beit Shemesh. The reviewed sources do not substantiate those detailed allocations. Proximity to a power plant does not prove a dedicated electrical arrangement, and a host's maximum rack capability does not identify the tenant's installed equipment.
Beit Shemesh belongs in the footprint as a significant contracted development. Its eventual contribution depends on construction, electrical delivery and customer-ready computing capacity. The Modi'in study covers the established Israeli launch, while Masmiyya covers the other site in the reported agreement.
