Vineland: Microsoft tranche delivery, ongoing campus development and the current DataOne and Bloom power arrangement.
In this article
Vineland has two timelines that need to be read together. Nebius reports delivery of the capacity tranches covered by its Microsoft contract, while its community project page still describes construction and a campus expected to be operational by 2027. The first is a customer-contract milestone. The second concerns the broader development. Neither should erase the other.
This makes Vineland a useful test of how a large AI project becomes commercial infrastructure in stages. The relevant unit of progress is the delivered tranche, with its equipment, power and acceptance requirements, rather than the ultimate size of the property.

A tenant deployment within a partner-owned facility
Nebius identifies DataOne as the owner and operator of the physical facility and Northeast Precast as the construction partner. Nebius is the tenant responsible for its server racks and GPU clusters. These roles affect which party builds the halls, owns the infrastructure and provides the computing service. Nebius's Vineland project page.
The distinction also matters for interpreting capital expenditure. A partner's expenditure on land or buildings is not automatically an expenditure by Nebius. Conversely, using a third-party building does not remove Nebius's equipment commitments or the commercial consequences of late customer delivery.
Microsoft delivery is an achieved company-reported milestone
The September 8, 2025 regulatory filing specified dedicated GPU infrastructure at Vineland, provided to Microsoft in tranches over a five-year term. Nebius's Q2 2026 shareholder letter subsequently stated that all Microsoft capacity tranches under the contract had been delivered, including two in the preceding month. Original Microsoft agreement filing. Q2 2026 shareholder letter.
That later statement is stronger evidence than an old construction target. It supports completion of the disclosed contractual deliveries, as reported by management. It does not disclose the metered load of the entire site, the status of every additional hall or a public site-by-site revenue statement.
The power design has changed
The community page now identifies on-site Bloom Energy fuel cells as the power arrangement. That supersedes the older article's emphasis on a reciprocating-engine design. Fuel cells use an electrochemical process; the absence of combustion does not mean the project has no fuel requirement, emissions or supply-chain dependencies. The specific delivered configuration and its operating performance remain important.
Locating generation behind the meter can reduce dependence on the timing of a large grid connection. It also brings fuel supply, equipment delivery, maintenance and permitting into the project's own execution path. The useful question is whether the system serving each tranche is commissioned and reliable, not simply whether the site is described as off-grid.
What still needs separate confirmation
The broader project page describes ongoing construction and a 2027 operating expectation. It also describes a closed-loop cooling design. Those disclosures should be read at their stated scope; they do not overturn the separately reported Microsoft deliveries or establish a current full-campus MW figure.
The next meaningful updates are additional phase completion, specifically disclosed customer acceptance and evidence about the operating power configuration. Earlier estimates of the ultimate campus envelope and fuel cost should not be treated as current contracted economics without supporting documents.
Vineland supplies an important example of phased execution. Its contribution to a forecast still depends on contract terms and recognized revenue, not a multiplication of the largest campus number by a generic revenue yield. The Nebius company page connects this factual study with the separately dated financial work. Reviewed through September 17, 2026.
