What is Open Stock?
Opendoor's current business: home buying and resale, Q2 results, revised September 2026 guidance, inventory risk and profitability measures.

What Opendoor does today
Opendoor offers homeowners a way to sell with greater control over timing, then manages the pricing, ownership and resale of purchased homes. Software supports the process, but the current company still carries housing inventory and financing exposure. OPEN should not be described as if it has already become a fee-only marketplace.
The distinction changes how the financial statements should be read. The resale price of a home can create substantial revenue while leaving only a small amount after acquisition, repairs, selling expenses and financing. Revenue is not a software subscription, and growth in homes purchased commits capital before it produces completed sales.
What Opendoor 2.0 is trying to improve
The turnaround focuses on buying appropriately, selling faster and lowering the expense of executing transactions. Automation can improve pricing consistency and reduce operational work. It cannot remove a property's condition, local demand or the time between purchase and resale.
Management's September 9, 2026 update makes the continuing exposure explicit: weaker housing conditions in late August led it to adjust prices and move homes rather than hold inventory to defend near-term margins. The relevant operating question is whether faster turnover and better purchasing can produce sustainable returns through changing markets. September operating update
Q2 results need two comparisons
Q2 2026 revenue was $883 million, compared with $720 million in Q1 and $1.567 billion a year earlier. Sequential recovery therefore coexisted with a 44% year-over-year decline. Gross profit was $86 million, while the GAAP net loss was $162 million. The direction of one revenue comparison does not settle the profitability question. Q2 financial statements
The filing continues to report substantial real-estate financing. At June 30, consolidated variable-interest entities carried $691 million of current non-recourse asset-backed debt and $1.071 billion of longer-term non-recourse asset-backed debt. These are specific liabilities within the disclosed structure, not a statement that all corporate obligations disappear if a property loses value. Q2 Form 10-Q
The September guidance changed
CEO Kaz Nejatian said the adjusted EBITDA profitability guidepost had moved by approximately six to eight weeks. The rolling 12-month window targeted to be adjusted EBITDA profitable now starts in Q3 rather than Q2. Management still expected to exit 2026 positive on adjusted net income on a forward 12-month basis. That is a forward target, not reported full-year GAAP profitability. September update
For Q3, the update expected revenue growth of 10% to 15% year over year and a contribution margin of 3.2% to 3.5%. These are company forecasts and remain conditional on execution and housing conditions. They should not replace the reported Q2 results or be presented as a Northwise model. Updated outlook
Contribution margin is not net margin
Opendoor reports non-GAAP measures alongside its accounts. Contribution profit is designed to examine home-level economics after specified costs and adjustments, while adjusted EBITDA and adjusted net income apply different exclusions. The financial supplement provides reconciliations. Comparing these measures without their definitions can make a turnaround look further advanced than it is. Financial supplement
For an investor, three separate tests are useful. Do purchased homes earn acceptable returns when sold? Does the business cover the people, technology and corporate expenses required to run it? Does it generate cash after financing and investment needs? A positive answer to the first does not guarantee positive answers to the other two.
Inventory and cash flow
Cash released by selling down inventory differs from cash generated by a stable, profitable transaction engine. Conversely, purchasing more homes can consume cash before their economics appear in earnings. A quarterly cash movement needs to be read with inventory, purchase volume, sales volume and borrowing activity.
The same discipline applies to speed. Selling sooner can reduce exposure to financing and price changes, but excessive discounts can consume the benefit. An attractive purchase price is not sufficient if repairs, holding costs or a weaker local market erase the expected spread. Average figures can hide differences between newer purchases and older inventory.
What would demonstrate progress
The evidence to follow is repeatable home-level profitability, inventory turnover, operating expense relative to completed sales, liquidity and share count. A business turnaround can improve without transforming into a pure software platform. Valuation should reflect the economics that have been demonstrated and the uncertainty attached to the remaining targets.
